The homeowner heard a loud crack from the garage on a Tuesday morning. The door was stuck halfway, and the car was trapped inside with a doctor’s appointment in an hour. We found a snapped 225x2x30 torsion spring on a 16-foot Clopay steel door, original to a 2006 build. The spring had exceeded its 10,000-cycle life by about four years, which is common in Pecan Grove where the afternoon sun beats on west-facing garages and dries out the steel faster. We replaced both springs, not just the broken one, because they were installed as a matched pair and the second was fatigued the same. Door balanced to 8 pounds of lift, cables inspected, bearings greased. Done in 90 minutes. She made her appointment.

A May hailstorm rolled through Richmond and left a golf-ball-sized dent in the top section of an Amarr Classica carriage-style door. The homeowner assumed he’d need a full replacement. We sourced the exact panel from Amarr’s regional warehouse in Houston, color-matched the sandstone finish, and swapped just the damaged section. The door had been installed in 2019, so the remaining panels were in good shape and the track geometry was still true. Full replacement would have run close to $3,200. This was a fraction of that. The neighborhood HOA never knew anything happened.

The original Craftsman chain drive was waking the baby. The homeowner in Grand Mission had already tried lubricating the rail and tightening the chain, which helped for about a week. We removed the 12-year-old unit and installed a LiftMaster 84501 with a DC motor and belt drive. The wall mount design freed up ceiling space for storage, and the myQ connectivity let them check if the door was closed from their phones. We programmed two remotes, the keypad, and showed them how to set the timer-to-close. The unit runs at about 60 decibels now. Baby sleeps through it.

Emergency Cable Repair on a Sunday in Long Meadow Farms

The call came in at 6:47 PM on a Sunday. The door had dropped hard on one side and the homeowner couldn’t get it to move without grinding metal. We found a frayed lift cable that had slipped off the drum, probably from a week of operating with a slightly unbalanced door that the owner hadn’t noticed. This is dangerous. A garage door under spring tension with compromised cables can fall without warning. We don’t recommend anyone touch this setup. We secured the door, replaced both cables, reset the drums, and rebalanced the torsion springs. The door had been installed by a different company two years prior with mismatched spring lengths. We corrected that too. Carl Dutton doesn’t like leaving a door half-right.

The original builder-grade wood door on a 2008 home had absorbed twelve years of Richmond humidity and was delaminating at the bottom panels. The homeowner wanted something that wouldn’t need repainting every three years. We measured the opening, discussed R-value needs for the west-facing garage that bakes in August, and recommended a Wayne Dalton 8300 series with a 12.12 R-value and thermal break. We installed it with vinyl weatherstripping on all four sides and a new aluminum threshold to direct runoff away from the door. The windows are insulated glass, not acrylic, so they won’t yellow. We hauled the old door away. Job took four hours. They’ve got a 90-Day Done Right Promise in writing if anything settles wrong.

A teenager backed into the door at low speed. Didn’t look like much, but the bottom section had popped out of the vertical track and three rollers were bent. The homeowner tried to force it back on track with a 2×4 and nearly made it worse. We don’t recommend that. The door weighs 180 pounds and the springs are still loaded. We released the tension safely, inspected the track for bends, replaced the damaged rollers with sealed-bearing nylon units, and reset the door. Two of the hinges were cracked from the impact, so we swapped those too. The door runs quieter now than before the accident. We see this in Harvest Green more than you’d think, newer neighborhoods with tighter driveways and two SUVs.
